We asked Kate a few questions about her services plus a few expert tips.
Hello Kate. Tell us about your business and the helpful services you provide. Presenting Homes For Sale is passionate about enhancing the appeal and marketability of your property. As experienced interior stylists we help our clients transform their homes to a beautiful, neutral, functional space that will leave a lasting impression on potential buyers. We service Melbourne, Geelong, Surf Coast and Bellarine Peninsula.
We offer a number of advisory services including a one hour overview of your property that includes a general tip sheet for the vendor. The three hour full walk through is a comprehensive room by room visit. We hand over a checklist report for the client to follow while they prepare their home for sale plus support throughout the preparation. We also offer property staging of vacant homes with hired furniture.
What are the biggest mistakes people make when styling their own home for sale? One of the biggest mistakes people make when styling their own home for sale is to keep all their family photos throughout the house. Potential buyers walk through the property and all they see is your family. You want to remove all your photos so the home is neutral and potential buyers can see themselves living there. Another mistake people make is not to declutter. Less is more. I tell clients to remove at least 1/3 of their wardrobe, of their cupboards, of their linen cupboard and especially in the children’s bedrooms or play room.
What are the benefits of hiring someone like yourself to style their property? The benefit of hiring an interior stylist for a fully furnished home is that we come in with a fresh set of eyes and see the property from a potential buyers point of view. After all, when you have lived in the home for some time you don’t see the same space as someone walking into your home for the first time. We can advise on the best way to place your furniture to make a space appear bigger and look impressive in photos.
Share with us your top styling tricks that will sell help sell a property. Declutter, declutter, declutter! I can’t stress it enough. Some people cannot see how their furniture will work in a space that is so full of “stuff” – and lets face it, that is all it is, stuff! You want every space to appear roomy and comfortable so it flows. You don’t want people to come into your home and feel overwhelmed and uncomfortable and want to get out!
What are your favourite interior trends for the current season? I love customisation – whether it is a concrete pendant light or a piece of artwork, I think people want to have a point of difference and express their individuality. People are becoming more creative and are sourcing people who can help them achieve that.
What are the most timeless interior pieces worth investing in? I think one timeless piece of furniture worth investing in is a great couch. It is a large ticket item that is used every single day of the year. Sat on, slept on, even jumped on (for those of us with children). Keep it reasonably neutral and then you can change the whole look of it with different coloured cushions, throws, side tables and accessories.
How do you achieve luxe interior styling for less? Pick a few key pieces that you spend a little more on: say a great piece of artwork, and then style the cushions and accessories from more affordable stores.
Do you have any favourite destinations to shop for homewares on the Surf Coast? I love to look through Living in the Laneway, Easterly and (surprisingly) I love the local Torquay Pharmacy who have some beautiful homewares and furniture.
